How the estimate works here
Osceola County publishes the heated area, storey count and construction type of every parcel. We read yours, work out the paintable wall surface, and price it against the same rate card we use everywhere — so the number you see is the number we would have reached standing in your driveway, minus the driving.
What the record can’t tell us is the state of the paint on the house right now, and in a 1990s onward area that is the number that moves most. So the estimate is a range until a three-minute video walk turns it into one firm figure.
