Interior work is priced differently from exterior, and anyone quoting both the same way is guessing at one of them. Outside, the cost is driven by wall surface and the condition of what’s on it. Inside, it is driven by cut-in length — the linear feet of edges someone has to brush by hand, around ceilings, baseboard, door casings, windows and switch plates. A house with many small rooms takes far longer than an open-plan house of identical square footage.
What we price
- Walls — two coats, cut in by hand at every edge
- Ceilings — flat white unless you ask otherwise; priced separately because plenty of people don’t need them done
- Trim, baseboard and casings — priced by linear feet, which is the honest way
- Doors — both faces and the edges, priced per door
- Patching — nail holes, dents and hairline settling cracks are included; anything structural gets flagged rather than filled
Occupied or empty
This is the biggest single cost difference inside a house and most quotes don’t mention it. An empty house paints fast. An occupied one means furniture moved to the middle of each room and covered, floors protected, and work sequenced so you still have somewhere to sleep. We ask which it is and price accordingly, rather than quoting for empty and discovering otherwise on the first morning.
Dust, smell and your evenings
Sanding makes dust, and the difference between a good interior job and a bad one is largely how much of it ends up on your things. We mask, we vacuum-sand where it matters, and we clean at the end of each day rather than the end of the week.
On paint: we use low-VOC products as standard for interiors. Not as an upsell — because you have to sleep in the house that night and we would rather you could.
How long it takes
A three-bedroom interior — walls and ceilings, occupied — is usually four to six working days. Walls only in an empty house can be two. We give you the number of days with the price, and if we run over, that is our problem and not a change order.
